LUMEN

Location: 500 Mercer, Seattle, Washington (Lower Queen Anne)
Overview: 94-Unit Mixed Use Building with QFC Grocer and Lifestyle Retail Center
Project Term: 2002-Current

Challenge

The developer of this full-block project near Seattle Center sought to create an uncompromised, boldly-designed building with an inspired visual identity. However the building would stand in an unproven neighborhood and would contain many unconventional design concepts for the Seattle marketplace. With a niche concept and virtually no market comparables, how could the developer be confident that the building would achieve market acceptance and beyond that reach specific sales goals?

Solution

The developer partnered with Realogics to confirm the market opportunity and to collaborate on engineering a unique and distinctive product offering. Dean and Stacy Jones performed extensive economic analysis, test-marketing efforts, focus groups and product confirmation programs to ensure early concepts would meet with market appreciation. Study findings yielded recommendations for architecture, unit mix, floor plans, interior design, finishing, amenities and targeted price points. With precise knowledge of consumer demands and perceptions, Realogics engineered a comprehensive marketing, publicity and media campaign successfully aligning a new league of product to the market.

Results

Over 50% of LUMEN was pre-sold within a week of opening for public sales and at not only established a new paradigm for home values but for a new product type all together. Additional results forthcoming, please visit www.lumenlife.com for more information.
